Pet Deposit – Returnable additional security deposit of £ (VARIES)
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.
Targets Client Money Protection Scheme
Client Money Protection (CMP) is a compensation scheme which recompenses landlords and tenants should an agent misappropriate their rent, deposit or other client funds. It is a requirement for ARLA Propertymark members to have CMP. ARLA provides this for Target Property.
Targets Independent Redress Scheme
The Property Ombudsman (TPO) scheme has been providing consumers and property agents with an alternative dispute resolution service for 27 years and provides consumers with a free, impartial and independent alternative dispute resolution service.
TPO is a not-for-profit independent company. Its unitary Board has 9 Non-Executive Directors, including its independent Chair, Baroness Diana Warwick. TPO is a government approved scheme to provide independent redress in relation to disputes between consumers and property agents.
What is DPS – This is a free Custodial scheme that is fast and efficient, and provides a competitively-priced Insured scheme, with over ten years’ experience of protecting tenancy deposits, DPS are authorised by the Ministry of Housing, Communities and Local Government to provide tenancy deposit protection in England and Wales and have been providing free Custodial deposit protection since April 2007 and Insured deposit protection since 2012.
OTHER FEES AND CHARGES:
Lost Security Items - £60.00 inclusive of VAT.
Obtaining necessary permissions, sourcing providers and travel costs.
Out of Hours Services - £60.00 inclusive of VAT per hour plus any actual costs incurred.
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate.
Professional Cleaning (if required) - £12.00 per hour inclusive of VAT which will become due at the end of the tenancy or deducted from the security deposit.
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
