A Guide to Selling



What is my property worth?
Let’s work out what your property is likely to sell for.  Like anything in life something is only worth what someone is prepared to pay for it.  We will be able to give you a reasonably accurate appraisal of your property based on comparable properties we have sold.  We have over 30 years experience in valuing and will want to get you the best price possible from the best buyer available.

Costs involved in selling?
You will need to know how much the whole transaction will cost you from start to finish.  At the point of valuation you will know exactly what the cost will be including solicitors costs.

Are you ready to buy?
If you are selling and buying, have you sorted out your mortgage? If not we can help with that and put you in the safe hands of one of our financial advisors to arrange your onwards purchase.

Instruct the right agent!
You get what you pay for in life.  There are many agents that will do the job for next to nothing, a small fixed fee or 0.5%.. Are they really going to get you the best price and ultimately care if your transaction goes through? Probably not, is the answer.  TARGET pride themselves on actively getting you the best price from the best buyer available.  The bulk of our work will be ensuring that you progress swiftly to completion with as little stress as possible.

Prepare your property for sale
You never get a second chance to make a first impression.  If your property is clean, clutter free and presents well it gives the impression that you have looked after your home and buyers will pick up on that and will ultimately make a better offer if it fits the bill.  You don’t have to do a full refurb, just ensure its welcoming.

Marketing of your property
Rightmove is the UK’s largest property portal and this is where your property will appear within hours of instructing TARGET.  We will use professional photographs and a floorplan to ensure your property is shown to buyers in the best possible light.  A board will also bring more enquiries which will in turn ensure you get the best price.  Both TARGET offices will look to sell your property, winner takes all!

Offers/agreeing the sale
It is very important that your buyer is qualified from the outset, once the offer  is received we will qualify it and let you know the potential buyers situation for you to make a decision.

Instruct a solicitor
We have dealt with a handful of good local solicitors for over 20 years and built up very good relationships.  This is needed as they will go the extra mile for us when it comes to the crunch.

Sales progression
Probably the most important part of the job, this is where we ensure that everything is going along fine.  We will chase both your and your buyers solicitors to ensure all the legal work is being carried out and we know at any one time where your transaction is and how far we are away from completion.


Exchange and completion
An exchange of contracts is when the transaction becomes legally binding and a completion date is agreed.  It’s also when most people celebrate as the date is confirmed for when you will be moving.  Completion is when you finally move out, hand over the keys and possibly collect the keys to your new pad.
